Failure to pay Deschutes County property taxes on or before November 14, 2024, failure to pay
reimbursement payments on or before July 30, 2024.
By reason of the default, Beneficiary has declared all sums owing on all
obligations secured by the trust deed immediately due and payable. The sums owing on all obligations secured by the trust deed are:
Principal balance and interest through February 21, 2025 in the amount of $119,692.42 with interest accruing at a rate of $13.27 per diem plus property taces, advances, trustee's fees, attorney fees, and court costs.
The Beneficiary and the Trustee have elected to sell the real property to satisfy the obligations secured by the Trust Deed and this
Notice of Default has been recorded pursuant to ORS 86.771.
The sale will be held at 1:00pm, to satisfy the
obligation secured by the Trust Deed on July 10, 2025, on the front steps of the Deschutes County courthouse, located at 1100 NW Bond St. Bend, Oregon 97703, County of Deschutes, State of
Oregon, which is the hour, date and place last set for the sale. The sale may be postponed to comply with statutory notice periods. Any postponement will be made by public annoucement at the front entrance of the
Deschutes County
Courthouse at the time of the sale.
Under ORS 86.778, Grantor, Grantor's
successor in interest, to all or any part of the trust
property, any beneficiary under a subordinate trust deed, or any person having a subordinate lien or
encumbrance, may cure the default at any time prior to five days before the Trustee's date of sale by the payment of the entire amount then due, together with costs, Trustee's fees and attorney fees, and by curing any other default complained of in the notice of default.
Without limiting the Trustee's disclaimer of
representations or
warranties, Oregon law
requires the Trustee to state in this notice that some
residential property sold at a Trustee's sale may have been used in manufacturing methamphetamines, the chemical components of which are known to be toxic. Prospectiev purchasers of residential property should be aware of this potential danger before deciding to place a bid for this property at the trustee's sale.
In construing this notice, the singular includes the plural, the word "grantor"
includes any successor in interest to the grantor as well as any other person owing an obligation, the
performance of which is
secured by the trust deed, and the words "trustee" and "beneficiary" include their
respective successors in
interest, if any.
